Welcome to the website for Sutton Harbour Group plc’s proposed development at Sutton Road East.

Here you can find out more about the plans for the development on lands to the east of Sutton Harbour, directly linked to Plymouth’s historic waterfront. 

Sutton Harbour Group is preparing to submit three linked full planning applications to comprehensively redevelop the sites in phases. The £50million scheme would create an attractive new residential quarter to the east of Sutton Road, connected by a wide public square and walkway leading directly to the waterfront via the Group’s striking £60 million Sugar Quay development offering waterside apartments, shops and restaurants.

The New Development

The Sutton Road East residential developments would establish a new pedestrian connection for residents of Prince Rock, Cattedown and Coxside, better connecting surrounding residential communities with the harbour and the city centre via a new walkway.

This development includes new affordable homes on a site at St John’s Bridge, and would also feature quality residential accommodation, commercial units and car parking facilities built around a large public square east of Sutton Road. 

The schemes would collectively create an estimated 145 full time jobs during the period of construction of approximately 7.5 continuous years.

Economic Benefit

The ambitious scheme presents a unique opportunity to deliver regeneration to these sites, which form part of a larger area previously identified by Plymouth City Council as a strategically important location for development, and will achieve the vital east-west connections that will perform as the catalyst for further regeneration.

The plans for Sugar Quay, previously granted full planning permission in December 2018, would be the subject of a new application, revised to relocate the car parking to facilities included in the development at St John’s Bridge.

Sutton Harbour Group has been in pre-application discussions with the council’s planning team since November 2019 to help inform the proposals, and is now preparing to submit three full planning applications in the autumn.

The applications will be further informed by feedback received during the three-week community consultation held this summer. This consultation closed on 27th August.
